Our quote and 3d drawing will detail everything that come with your SIPs kit, from the screws to the roof panels.
All of our quotes are valid for 30 days.
When we confirm your build slot in our workshop, you will be invoiced for 30% of the total price, this needs paying immediately. The balance is payable prior to despatch.
Most projects are despatched within 6 weeks of confirming your order.
You will be offered a delivery date prior to despatch. If this is not suitable, we can offer alternative dates.
Our transport partner offers kerb-side delivery only.
Amendments can be made up-to two weeks before your allocated build slot. There may be a charge for these changes.
All our kits come wrapped and should be left outside for up-to 2 months but it’s better to be cautious and cover them it up to protect it from the elements.
Multiple orders are welcome with additional discounts offered for volume kits.
Our kits are ideally suited to contractors looking to provide their customers a SIPS option.
All our flat pack kits come with detailed instructions, pictures and handy how 2 guides to make installation easy and straightforward.
Very – but if you have any questions before or during installation, get in touch with one of our experienced installers for free advice.
There is always someone available on the phone to help.
No specialist knowledge and skills are needed to erect our kits. If you have put together IKEA furniture you will be fine.
Basic hand tools and a battery drill are all that is needed. We provide all the fixings and glues.
All our kits are pre-erected prior to despatch, to ensure a good fit onsite and easy installation.

We can offer help and advice on the phone and happy to do a video call, but we don’t offer site visits, we advise that you speak to a local building contractor.
There are foundations options in our foundations information guide that are suitable for uneven ground.
Yes – pile foundations would be best suited to wet ground and will keep the garden room out of the damp. See our guide for further information.
None of our standard kits require planning for the base or garden room. If you are in a sensitive area such as a conservation area, neighbouring a historic site, or your property is listed, you may need to check with your local planning authority. No, all our standard kits are within your permitted development rights, which allows a flat roof structure to be a maximum height of 2.5m.
The key benefit of our flat pack kits are the SIPs panels themselves. These fully insulted panels create a room that can be used all year round. Cool in the summer and warm in the winter.
The construction method used in all our kits creates an airtight structure requiring minimal heating but also keeping moisture levels low. No Damp.
No – The insulated panels absorb heat and keep the inside cool in hotter weather.
Ideally an opening window or trickle vents would be added to the finished cabin.
All our timber cladding is naturally protected from rot and well ventilated from the main structure giving a long life with minimal maintenance.
Creating a highly insulated space needing minimal heating is the starting point for excellent environmental credentials. All our kits have this. The basic materials are environmentally sound with the main timber structure being oriented strand board made from recycled timber.
All our kits come with a 5-year manufacturing warranty for the panels and all materials supplied by us. Erected well, your garden structure will provide years of use with minimal maintenance required.
Unless your house is listed or of historical importance you should not need planning permission for any of our standard kits.

No, but ideally the garden room would have around 1m clear to all sides allowing easy access for installation and ongoing maintenance.
All timbers are affected by the UV from the sun, this tends to change the colour of the timber. Its personal preference but the timber can be treated to slow down this process.
We’re afraid not, we specialise in flat pack kits for the customer and or their contractor to complete onsite including internal fittings. This saves you time and money.
We can supply flooring under our bespoke options please get in touch for additional information when ordering.
There are lots of options, just painting the strand board finish for that industrial look to fully plastered and painted just like inside the house.
No, this can be added by your installer after installation.
Any competent electrician will be able to advice you on connecting electric to your garden structure safety. Installation is simple with all fittings and cables being fixed directly to the wall boards prior to the internal finish.
Yes, many of our completed cabins include external lighting within the canopy and or next to the door.

Meets regulations
In most cases our buildings do not require planning permission and our home extension and new build kits meet current building regulations and warranty specifications such
as LABC.
